I have always wanted ever since I was a teen some sort of play toy to ride, such as a quad or dirtbike for me to ride around and have fun on. Now that I am finally older in my 30's I can afford to purchase one, because my parents would not purchase one for me when I was young. I purchased a super fast electric scooter which is great because I can charge it for an hour and be able to ride it for an hour without having to waste any money on gas. Another thing I purchase was two ghillie suits for when me and my kid go hunting next, we are going to wear them so that we have a much easier time with camouflage, as the camouflage we currently own is nothing like a ghillie -- it is actually pretty sad compared to the military quality ghillie suit I purchased for a little under $140.00 each.

You don't believe me? That's probably good. Just because every diet works, does not mean it is the right diet for your needs. What are you trying to accomplish? To me that that does not sound like a healthy diet program. Number one, I drink much more water than that every day. I need more water than that. Number 2, I try to avoid caffeine when possible. So, I wouldn't think this is the best way to lose weight fast. I don't need caffeine to fuel my body. |

The 3-Day diet consists of eating an exact diet of foods, in exact proportions, to get a high amount of loss weight fast in 3 days. Do you see the same problem I see? It should be obvious immediately. How can the proportions be identical for a 120 pound woman, and a 250 pound man? Unless you're planning on the man fainting in the middle of his work day, it seems highly unlikely that this could be possible. A subject to contract has a huge advantage over other forms of real estate purchase contracts, primarily because with a subject to agreement, the financing is not an issue.
When you take a property subject to you are taking title to the property subject to the existing mortgage or financing that already exists on the property.
Sometimes, you may hear this referred to as a wrap or AITD (All Inclusive Trust Deed) type strategy.
In these deals, you dont need financing to take title, because you are just promising to pay the mortgage(s) that is/are already on the property.
Because you don't have to go find the financing (and qualify for it), the only money you really need to do a "sub-to" deal is the money for the down payment, if any!

How do you do it?
Real estate option contracts are nothing more than the right to purchase a property at a fixed price sometime in the future.

With an option contract, you have no risk going into a deal, and you also acquire an equitable interest in the real estate which permits you to advertise it for sale to potential buyers.

Our students are always interested in new and intresting ways to finance their purchases of real property, so from time to time, we like to review some of our favorite strategies.
One of these is financing wholesale rela estate deals with "subject to options."
Now, don't let the fancy name intimidate you, subject to options aren't as scary as they may sound, and they can really supercharge your real estate investing.
Typically the advantage to wholesale deals is that they can be turned over faster than retail deals.
If you give a low enough price that another real estate investor can come into the property, make a few upgrades or fixes and then sell it for a profit, then you have a larger market of potential buyers than if you are looking only for an end user.
When real estate investing with option contracts, all you do as a real estate investor is find a deal that you are interested in buying, negotiate a price with the seller, and then execute an option contract with the seller.
